4.75% 30 Year fixed rate loan, with only one point total discount and origination to the consumer and NO PREPAYMENT PENALTIES!. Assuming a $400,000 loan, Payment $2087, APR 4.877! This is a thirty year fixed rate loan. The payment and interest rate will stay the same on this loan until it is paid off! 30 year fixed rate loans as low as 4.625 percent (But you'd have to be crazy to pay that many points!)

5/1 ARMs have not seen the same drop as thirty year fixed rate loans (over half a percent at the same cost) so they are actually more expensive right now than the 30 year fixed. Given that, there is no reason to prefer them.

The new consumer article for today is The Hope (Dashed) For Homeowners Program. I really thought that most folks understood this was all political theater - unlike the $700 Billion for lenders who screwed up by the numbers, intentionally disregarding sound financial management rules. The chances of Hope for Homeowners helping are almost exactly equal to you having been through Death of a Primary Breadwinner, Disability, or Divorce, and even in those situations, loan modification is probably going to help at least as much, if not more.
Hope for Homeowners is political theater. Don't bank on it helping you.
The new consumer article for today is Why You Don't Want A "Top Producer" Listing Your Property. The agent makes money hand over fist, but they haven't got the attention to spare for getting the best price on your property, they impose arduous and illegal conditions on prospective buyers to make life easier for the agent while scaring off prospective buyers and making those that do stick around willing to pay less.
To be perfectly fair, there are exceptions to this. I can name at least one, although not in San Diego so I don't have experience dealing with him directly but I have heard good things about him from agents who've dealt with him. None of the "top producers" I've dealt with here in San Diego are worth the ink on their business card. But if you suspect they're a top producer who is an exception, you might want to investigate before you sign up with them. It is critical to choose an agent who has the time to market your property correctly, negotiate effectively with all offers that get made, not scare prospective buyers off and not cause them to offer tens of thousands of dollars less because it's such a problem to deal with the listing agent.

My girls have been going to see this guy since 2000, when Hilda was nine months old. He was in the Parkway Plaza Sears for years, then they decided to do something else, but he never had a contract, so he's had trouble landing gigs the last couple years, but we go wherever he is. He is fantastic, and his helper Eilene is a treasure in her own right. They have people who were originally "his kids" coming back with their children.

Proving that you have this money has always been an underwriting standard, and it is required before loan documents are generated. With the tightening of lending standards, lack of sufficient cash to close has become one of the big reasons why purchase transactions fail to close, and even a significant reason why refinancing may fail.
